Structural Engineer in Broad Ripple, Indianapolis
Broad Ripple and the neighborhoods around it are dense early-1900s housing — bungalows, foursquares and cottages on narrow lots with full basements, under mature canopy and close to the White River and the canal.
Renovation is near-constant here, and most of it eventually raises a structural question.
Why Broad Ripple Differs From the Rest of Indianapolis
Broad Ripple is Indianapolis before the subdivisions — bungalows and foursquares from roughly 1900 to 1930, on narrow lots, with Indiana limestone or early poured concrete under them. The concrete of that era predates standardised mix design, and the variation between neighbouring houses can be extreme.
The framing carries a trap that the newer suburbs do not. Bungalow roofs of this period are commonly supported partway along the rafter span by purlins, and those purlins are held up by short posts landing on interior walls. A single-storey wall with nothing above it can therefore still be carrying a share of the roof, which is why walls here get declared non-bearing more confidently than they should be. The lower blocks add a water dimension, sitting close enough to the canal and the White River for the level to reach the foundations.
