How Indianapolis Divides Up

Indianapolis divides cleanly into two building stocks, and the line between them is roughly the I-465 loop. Inside it is the historic city — Broad Ripple, Irvington, the near neighbourhoods — bungalows, foursquares and balloon-framed houses from 1900 to 1930 on limestone foundations. Outside it are the donut counties, where the growth went: Carmel, Fishers, Greenwood, Zionsville, largely built since 1990 on graded subdivision fill with engineered lumber overhead.

The two halves fail in almost opposite ways. The old city has a century of accumulated settlement, joists notched by generations of trades, and foundations built before damp-proofing existed — problems that have already happened and mostly stopped. The new suburbs have backfill still consolidating, builder warranties still running, and floors that meet code and feel wrong — problems that are still in progress. An inspection approach that suits one is close to useless on the other, which is why the areas below are grouped by era rather than by distance from downtown.
